Finding the Perfect New Home
by Hugh Heron For some people, new home shopping is a familiar activity. Many seasoned purchasers know how to zero in on the municipality, community and home that fits their current needs. But every year, we welcome first-time buyers to the market who can be very naïve when they set out to make one of the largest and most important purchases of their lives. If you’re new to the market and feel overwhelmed by the incredible amount of new home choices out there in the GTA, remember that a little common sense goes a long way in your search. The most important thing when looking for a new home is to choose a location where you will be comfortable living. Consider things like your work commute, whether there is public transportation nearby, and how handy the area is to your family and friends. Once you have a specific location in mind, drive around and read new home publications to find out what builders offer communities in the vicinity. Then do some homework. You can check out the reputation of builders in many ways. Read the builder stories on their websites, check with Tarion as to their new home warranty track record, and knock on doors in their completed communities to find out how happy residents are with their homes. Once you’re familiar with the builders in the area, look at the current neighbourhoods where they’re offering homes. Are amenities handy? Are the homes appealing? Tour model homes when you can to get a first-hand feel for the look and quality of a builder’s designs. It can be tricky buying from a floorplan. If there are symbols and abbreviations on the floorplans you don’t understand, ask the sales representatives to explain. Consider features and finishes, and remember to compare apples and apples when making your decision. If some upgrades are within your budget, choose items that will increase your comfort and your investment over time. Find out about closing costs, too. Take your Agreement of Purchase and Sale to a lawyer who knows real estate and make sure you know exactly what costs you are expected to cover and when. The best piece of advice I can offer first-timers is to visit Canada Mortgage and Housing Corporation’s website at www.cmhc-schl.gc.ca/en/co/ and download the tremendously helpful guide called “Homebuying Step by Step.” Some legwork now can save you time and money in the long run, and increase your chances of finding the home of your dreams.
